5 Tips to Help You Avoid Mortgage Mistakes

When you prepare for a home purchase, one of the biggest factors to consider is the actual purchase of the home itself.  Sound obvious?  It's not.  Many inexperienced owners or first time home buyers think about the money last.  It's exciting to find your dream home, but if you don't take the time to secure the right mortgage, you stand to lose many thousands of dollars.

Keep the following tips in mind when you're preparing for a home purchase, and remember to take your mortgage seriously.

1.  Work with an experienced lender.  This is a good place to start.  Ask your real estate agent to recommend a few local lenders that he or she has worked with in the past.  Don't just ask for a single recommendation, however.  Get a few names and do your own research.  This leads to our next tip.

2.  Do your own research.  Compare your options.  Different lenders offer different loan packages.  Compare mortgage rates and terms from at least five local lenders.  This is possibly the most important step.  Research, research, research.

3.  Don't give up if you get rejected.  Unless you have perfect credit, you'll likely be turned down at least once.  This is another reason why it's important to approach multiple lenders.  Keep on trying even if you get a "No" response the first few times you apply.

4.  Get preapproved.  This is the step that will help you purchase a house.  Many sellers want you to be preapproved before they'll even consider you as a buyer.  Preapproval is an official, documented thing.  It's not a verbal agreement from a lender or a promise that you might get a decent loan.  Preapproval takes into account your credit score, payment history, and other financial factors.  The loan amount you’re approved for will also dictate the amount you can spend on a home, depending on how much cash you have on hand.

5.  Ask questions.  There might be a lot you don't understand about mortgages.  You need to feel secure about asking your lender questions.  Don't sign anything you don't understand.  Ask questions, do research, and ask more questions.  Make sure you know exactly what you're getting into.
