How to Get Started on Your VA Home Loan

There are many different types of loans available in the mortgage marketplace, though there are admittedly far fewer varieties available now than there were at the height of the real estate boom a few years back.  Still, if you're planning a home purchase or refinance, you should do as much research as possible to determine what loan types and programs are available to you.

One of the most unique loan programs available is the VA mortgage loan, a specialized loan type available only to veterans of the United States Armed Forces.  Though VA loans have been around for a long time and have been used by many veterans, it is estimated that a high number of eligible veterans fail to take full advantage of the benefits available to them through this program.  This occurs for two reasons.

First, some lenders try to steer interested veterans away from VA loans.  Originating a VA loan can be a complex process for lenders, who are required to file additional paperwork and perform considerably more sophisticated background checks on their clients.  Many lenders simply don't like to deal with these loans.  If you encounter this, there are two things you can do.

Consider working with a different lender.  Any lender that is unwilling to honor your right as a veteran to a VA mortgage probably doesn't deserve your business.  If you are a veteran, you have amply earned the benefits offered through the VA mortgage program.  Don't allow your lender to talk you into accepting a loan that is less advantageous.

Make your case.  Maybe you have already established a long term business relationship with your lender and wish to maintain it.  In this case, explain to your lender that you intend to take full advantage of the provisions afforded you through the VA loan program.  Make your case boldly and stand your ground.

Second, some veterans simply aren't aware of the benefits of the VA loan program.  Many aren't aware of how simple it can be to take advantage of these benefits.  VA loans are designed to give veterans an opportunity to become homeowners and build wealth through the development of equity.  It's the least this nation can do for those who have so valiantly served.

Do some research.  Find out more about the specific benefits of the VA loan program and how they might relate to your specific situation.  Find out how you can best position yourself and your future goals to take full advantage of the unique opportunity you've been offered .

Contact a few lenders if you haven't already.  The best way to learn more about the details of this loan program is to speak with the experts.  Contact several mortgage professionals and ask for VA loan quotes.  Compare mortgage rates given, as well as closing costs and other loan terms.  Find the lender who can best assist you.
