  • Figure out how large a mortgage you can afford to take on.  This may seem backwards, but trust us.  It’s better for you if you can figure out how much money you’re able to borrow before you even start looking for a home.  This will help you avoid overspending.
  • Decide which type of loan program you want to pursue.  Do you need a fixed rate mortgage or an adjustable rate mortgage?  Do you need a specialized loan, such as an FHA loan or a jumbo loan?  Research as much of this as possible and make your decisions based on what you learn.
  • Ensure that your credit score is healthy.  If it isn’t, take the time to build it up again before you take out your mortgage.
  • Get rates from several different lenders.  Why?  It’s simple.  If you simply ask one lender to tell you the current market interest rate on mortgages, he or she will tell you his or her rate.  That’s all.  But different lenders offer different rates.  Check with several lenders to find the best rate.
  • Get preapproved for a mortgage.  If you skip this step, you may not be able to negotiate with sellers.  Get approval from your lender for the loan amount you think you’ll need before you start looking for homes.
