  • Find out how much you’ll need to borrow.  This doesn’t seem too difficult.  Just look at the price tag on the home you want, right?  Wrong.  This is the worst way to approach your mortgage.
  • We advise our visitors to determine how much they can afford to borrow before they ever start looking for a home.  Think about it.  Your income doesn’t change whether the home you find is a musty condo or an idyllic mansion, whether it’s cheap or expensive.  The amount you borrow should be dictated by your financial situation, not by the price of the home you want.
  • Explore your mortgage options.  There are many different mortgage types you can choose from.  Learn about each of them before you pick one.
  • Find the lowest mortgage rates in your area.  Contact as many different lenders as you can and ask for rate quotes.  Work with the lender who offers you the lowest interest rate.
  • Make sure your credit is in good condition.  If it isn’t, you may want to consider repairing it before you try to take out a loan.
  • Get preapproved for the loan amount you need.  You figured out how much you could borrow in step one, remember?  Before you even locate the home you need, get preapproved by your lender for that amount.  This will speed up the closing process and allow you to negotiate with the seller.

1st Time Home Buyer Loan Programs

The state of Nevada allows first time home buyers to take advantage of the Nevada FHA loan program, which offers many unique benefits to borrowers.  The Federal Housing Administration backs all of these loans.

FHA loans are offered only to first time home buyers and to individuals with poor credit or low income.  You don’t’ need to have high credit to qualify, and you aren’t required to make a large down payment.  These benefits, among others, make FHA mortgages ideal for home buyers who have never owned homes before.  Check the Nevada FHA loan limits for your county and get additional information on the Nevada page of the FHA website.
