I have recently also taken and passed the Tennessee Mortgage loan Originator test. At this time I am only doing loans in Missouri. Some of the loans that we offer are the :

USDA 30 year fixed rate, this program requires little to NO MONEY Down. There are restrictions on the counties in Mo that we are able to do. And there is a restriction on the amount of money that your family makes. This loan is what I was taught for many of years and I thrive on helping out the client that needs this type of loan.

FHA 30 year fixed rate, this program requires 3.5% of the purchase price upfront. Example: $100,000 loan amount will be $3,500 out of pocket. You can have this in your bank account for 60 days or you are able to get a gift from a relative. This is a great product that opens up much more opportuinty for you to be able to afford the home of your Dreams.

Conforming 30 year fixed rate, this program is more money down for a purchase but you may be able to receive a lower interest rate.

ARM's these are loans that are for 1-3-5 or 10 years . These loan are a little riskier but the rates are much lower than a 30 year fixed rate.
