FHA 203b Programs also allow a FHA Purchase up to 96.50% and a FHA Rate/Term Refinance up to a 97.75% Loan to Value of the Purchase Price or Appraised Value of your Home.

Plus you can refinance your primary single family home with a FHA Cash-out (for any reason) up to a 85.00% Loan to Value, or your primary 2, 3 or 4 unit home up to 85%. Title must be in your name for a minimum of 12 months to obtain Cash-out refinancing.
