PROGRAMS AND PRODUCT HIGHLIGHTS


FIRST TIME HOME BUYER PROGRAMS: We are committed to offering access to as many programs and tools as we can. In that effort we are currently offering the following BUYER incentives.
o GEORGIA DREAM-offer up to $7,500 for down payment assistance.Minimum credit score 620!
o ATLANTA DEVELOMENT AUTHORITY-non-profit organization -We are one of just 5 banks that offer this as a DIRECT program. This is for first time homebuyers and existing homeowners and allows homeowners to qualify for properties they otherwise would not be able to purchase due to credit, income, or down payment in Atlanta.
o HOMES FOR HEROS-nonprofit organization: Offers all people that are or are involved with- educators, Firefighters, Police Officers, Public Safety Officials, Prison employees, Health Care Providers and Military personnel retired or active, reduced mortgage rates and costs through the Homes For Heroes program. Realtors have ability to Joint Market with us to these industries for more closing costs savings. 25% of their gross commission would come back to you the Hero after deducting closing costs on your behalf, saving you more money on the transaction.
o FANNIE MAE HOME PATH-Allows Fannie Mae homes to be financed with low down payment or no down payment when financed with Down Payment Assistance, no private mortgage insurance or PMI, and no appraisal cost to the borrower for both first time home buyers and investors, ask for more details. 10% down payment program for Investors- 3% for first time home buyers both with no PMI.
o 100% HUD FHA PROGRAM: Allows for the purchase of a HUD owned home with as little as $100.00 down.
o WELCOME HOME FUNDS: Allows for first time home buyers and non-first time home buyers to qualify for a $5,000 grant for down payment or closing costs- just put down $500
o GWINETT COUNTY HOMESTRETCH PROGRAM: Allows first time home buyers that are buying within gwinett county the ability to qualify for $7,500 grant for downpayment and or closing costs


o LITTLE TO NO DOWN PAYMENT LOAN PROGRAMS


o FHA
o 203-B: 3.5% First Time Home Buyer loan from $50,000 up to $346,250-county specific-with up to 6% of purchase prices -seller closing costs
o Example-purchase a house for$358,809 then you could get $21,528.49 in closing costs reduced. Just pay for your appraisal and have 3.5% of the purchase price as a down payment.


o CONVENTIONAL
o 5% DOWN LOW PMI PROGRAM- First Time Home Buyer loan from $50,000 up to $417,000 LOAN AMOUNTS-with up to 6% of purchase prcies-seller closing costs
o Example- purchase a home for $429,896.91 then you could get $25,193.81 in closing costs reduced. Just pay for your appraisal and have 5% of the purchase price as down payment.


o VA-minimum credit score 620

o 100% purchase loans- This is great to have the ability to offer a no down payment loan Just for to those who qualify and 6% seller paid closing costs

o USDA
o 100% purchase loans WE HAVE JUST BEEN GIVEN NOTIFICATION THAT USDA NOW HAS FUNDING TO FACILITATE PURCHASES -100% FINANCING IN USDA APPROVED AREAS and 6% seller paid closing costs

o JUMBO
o 90% purchase loans
o 90% LTV ON LOAN AMOUNTS UP TO 800K WITH MO PMI-PURCHASE OR REFINANCE
o DTI UP TO 50% ON PORTFOLIO PRODUCTS
o RATES ARE ALWAYS 1% LOWER THEN THE JUMBO MARKET ON OUR PROTFOLIO PRODUCTS

This means we have 100% of the control over each file and the entire lending process. Unlike the big banks, Chase, BB&T, SunTrust, Wells Fargo, Bank of America who can take 60 days + to close a transaction or the brokers who have little to no control we have some of the fastest turn times in the industry.
