  • Who Is William Acres??

Originally from Malden MA, a suburb 5 miles north of Boston, I had moved to Phoenix AZ at the age of 18 to take care of my ill father... having started a life here, I decided to make this my permanent home. I had worked in the car business for 15 years, primarily in financing, all the while investing in real estate. I purchased my very first home in 1988 and it was a 4plex. We lived in one unit and rented the other 3... With a name like Acres, I knew I was destined to be in real estate some how... My wife became a real estate agent working for Century21,and I got into mortgage lending. My strength is being able to decipher the different loan programs and guidelines and understand how they can help or hurt my borrowers. Most loan officers do a great job in finding clients, however once they get them; they have a hard time finding the right loan product for their particular scenario. A lot of times they are turned away because they were unaware of a particular loan product or guideline that would allow that person to be approved...

Whether you have good credit, or marginal credit... Self employed or work for a company, have multiple properties, or a first time home buyer, rest assured, I can get you the best loan to work within your particular scenario... This is my Promise to you!!

Velocity Financial is a well funded privately held Brokerage Firm in good standing with Arizona Department of Financial Institutions, and an "A" rating with the Better Business Bureau. If you or anyone you know needs Mortgage financing please feel free to contact me or any member of our highly qualified staff. Every case is reviewed by a Certified Specialist. I'm Very Happy we fould him
We were searching for a home and our realtor told us we had to be pre approved. We went into our local Wells Fargo branch and applied for a mortgage. We submitted our offer and it was accepted. We paid for termite inspection, home inspection and the appraisal. We were a week away from closing when we got a phone call from someone at Wells Fargo (not our loan officer). They told me that our loan was denied. We had spent nearly $1000 of our own money to purchase this home with the written preapproval given to us by Wells Fargo. My wife was in tears... A friend of ours referred us to William Acres with Velocity Financial. He looked at our file and credit and told us how we could get approved for this loan. We contacted the seller of the home and asked for a 2 week extension, which they gave us. William was able to guide us to improve our credit score and had the changes made to our credit report in 3 days! Everything he promised came true. We are now living in our new home for 2 months now and couldn't be happier. I have referred William to 2 other friends and they are currently shopping for a new home.. Thanks for everything William... you are terrific... James Smythe
