I APPLIED FOR AN FHA MORTGAGE, WAS ALL APPROVED THEN THE APPRAISER CAME. HE HAD ME DO 500 DOLLARS WORTH OF WORK TO THE PROPERTY THEN THE BANK TOLD ME THAT THE LOAN WONT GO THROUGH BECAUSE THERE IS A LIST OF DEFERRED MAINTAINANCE THAT NEEDS TO BE DONE. DOES THIS HAVE TO BE DONE BEFORE AN FHA LOAN CAN CLOSE?

FHA mortgage loans require an appraisal by an fha approved appraiser and the subject property should be free of material defects and deffered maintenance or you may not be able to close on the loan until the property is brought up to these requirements.I can suggest going through another loan program if you would like ....I am a Mortgage Banker located in the State of California and can fund a loan in house in as little as 14 days.Give me a call or fill out a contact form on my website as I would be more then happy to assist you further.. Yes. If the appraiser states the defered maintenance in the appraisal. That work needs to be done. Then the appraiser will have to come back out inspect to make sure the work was done or sometimes you can send them a picture and they will accept that depending on the appraiser. What kind of deferred maintenance are they talking about. some things might not need to be completed due to weather such as paint, yard, etc. in those cases the lender would request to hold some money in escrow until the work is done. let me know if you have any questions.
