Yes. If the appraiser states the defered maintenance in the appraisal. That work needs to be done. Then the appraiser will have to come back out inspect to make sure the work was done or sometimes you can send them a picture and they will accept that depending on the appraiser. What kind of deferred maintenance are they talking about. some things might not need to be completed due to weather such as paint, yard, etc. in those cases the lender would request to hold some money in escrow until the work is done. let me know if you have any questions.
