Can I buy a house with these scores: 590, 594 and 602.

My 3 credit scores are 590, 594 and 602. I made 71k last year and 63k the year before and have been on this job for 5 years now. My monthly bills(not including rent) are around 1200 but will be dropping about 300 or 400 from that in a few months. Is using the VA worth it these days? With how the mortgage industry is right now will I be able to buy a house with scores this low? , | Jul 25th 2009

While a VA loan does not have a minimum credit score, most lenders have instituted their own minimum requirements. Not to mention that credit score was never really as important as the information contained on your credit report ie. your credit profile.Now my guess is there is a reason your scores are in the 500's. And those reasons might normally lead to a denial anyway.Obtain your credit report, work on fixing the things that are wrong with it, then give it another try. Lenders are being very conservative these days so it pays to have your financial affairs in order

A VA loans are definitely worth a try but as the writer below stated, while VA does have a min. score requirement they do consider what's on the credit report. Everyone, especially in this economy, has had a bump and a bruise on their credit. Depending on what happened, you may be able to provide an explanation and receive a reprieve. Credit is only part of the equation of qualifying for a loan. We also look at your assets - money down, rental history and employment history. I would be glad to review your report and discuss your options. I don't do credit repair, I offer credit counseling. First how much are you looking to put as a down payment and also with those scores not an issue can go down to 560
