I have a FHA loan, but I am interested in the FHA Streamline Refinance Program. Is there a certain credit I need in order to qualify? I think I meet the other requirements. I concerned because my credit score has dropped considerably. If I try and do the loan modification how long does it take to get approved?

Credit Score requirements have increased over the last year and half. In the past a credit score wasn't even required. Presently it is dependent upon the lender, with some at 620, with the majority requiring 640; however, some lenders will require an even higher for certain high risk State (IL & FL).If your score is below that amount you might consider attempting to improve your credit first. Get a free copy of your credit report and review for errors dates of lates, etc. you can get your free credit report at annualcreditreport.comYou asked a second question about a loan modification, which is separate from a Streamline Refinance. A modification would be negotiated between you and your present lender/servicer. I have seen these take a year or longer to complete with a rare occurrence of 3 months or less. If you are looking for just a loan modification then you would need to contact your present mortgage lender/servicer. You'll need to document your present income and other documents, and expect for them to lose your information a few times so you'll need to send it in a few time, and diligently follow-up with them to ensure all timelines are met.A FHA Streamline Refinance, is a completely new mortgage, not a loan modification. There are just some streamlined requirements, which have pretty much went away over the last couple of years. On a FHA Streamline Refinance expect a closing in about 2 week to 1 month.
