Middle credit score of 697, can I get a home mortgage?

If my annual income and debt to income ratio is okay, 60k a year and 45% with credit cards and car payment, can I acquire a home loan on a 225k house with a down payment of only 25k? Nashville,TN | Jan 10th 2012

Probably, but you are right at the top end of the Debt Ratio, so there needs to be other mitigating or offsetting factors. My best advice is to contact a local Mortgage Banker/Broker, rather than one of the big banks. Unlike a bank employee, who is most likely just an order taker, a Mortgage Broker/Banker is Trained, Tested and Licensed in all aspects of Mortgage Origination. He/She will have access to loan products of many lenders, not just those of one bank, and can properly guide you. But more importantly, He/She is trained to take a look at the various different options available to you and guide you into the one that makes the best sense for your situation. Jeremy, that's going to be a tough one if I understand you correctly, you're already at the top range for debt to income ratio. The down payment is helpful though and they're may be some items we can work on to help get you in a better position. Paying down credit cards and the car payment may be a great way to do so.
