Middle FICO score of 702, wondering what rates I can refinance my home to

I currently have a 6.625% rate on a 325k home, with about 65% of the LTV left on the balance. With my credit, and a DTI of around 30% (make a combined household income of around 110k), what kind of rates can I get? Hi Peter. I am seeing rates with my lenders right about 3.875% with 0 points. 3.75% would probably cost you .75 point. If you want more information, please call me directly (408) 249-1919. Rich

Hi Peter:Assuming your home's LTV is 65%, I should be able to lower your interest rate to the high 3s or low 4s for a 30-year fixed rate loan without any points, and, very low; or no, fees depending upon what the balance is on your loan. If it is 65% of the $325,000, or about $211,000, that means your monthly P&I payment at 3.875% could drop to, roughly $992, which I'm quite certain is significantly less than what you are now paying. Depending upon how many years you have left on your loan, you might want to consider a 20-year or 15-year loan to get an even lower interest rate. Of course, you will have to qualify for the loan, but based upon the info you gave that shouldn't be an issue. You can search all over the internet and find somebody advertising lower rates and play that game but what you really want it to have someone on your side sheparding you through the process. Peter, you are in need of a refinance into a lower fix rate for 15 or 30 years. The rates are extremely low today, buying points down may service a benefit, will have to see what your return will be on the cost to buy it down. Please call me at 909-503-5600 to explore both 15 and 30 year options.
