Streamline FHA with late payment record

I currently am in a FHA loan but was late with payments from October 2010 to March 2011. I am current since April 2011. Am I able to do a streamline or will I get denied? Is there a way if I put some cash down that I could bypass any requirement? El Paso,TX | Nov 9th 2011

This may be dependent on lenders but in most cases you would not be able to refinance due to your late payments as would need to have at least 12 current and on time payments with no rolling 30 day lates.

You would need a 12 month clean mortgage history. If you had a rolling 30 day late than it would be only considered 1x30. My advice is to refinance out of the FHA loan, as there are many lenders that will do this loan including me. Please contact me and I will help you. Ginna,Some lenders will allow you to refinance with an FHA streamline but you must be current at the time of your application. i recommend calling around your local lenders and asking them. It is possible but you need to find the right lender.

Ginna- There are exceptions that sometimes are made to allow for your scenario with a very good reason as to why the payment was late in April of this year. Speak with a local Texas mortgage loan officer who is an FHA expert and see if he/she can offer you some options.Best of luckwww.nicnethertonloans.com

You will have to wait till Feb, 2012 to apply, assuming your payments are current and no additional late payments. However you still need to figure if refinancing is beneficial for your scenario... contact a local mortgage broker, not a bank, and have them put together a Total Cost Analysis... this should show you your options so you can get a clear picture... Sorry, you will need to have better pay history. FHA will only allow 1 late within the last year and you must be current at time of application.
