VA Loans

What can I currently get rate wise for a VA loan? I've been foreclosed on about five years ago and currently have rebuilt my credit and savings to acceptable levels. My credit is 746 and my current savings is around 35k. I've been in the service since the foreclosure and am now interested in getting a home. Homes I'm looking at are around 200-300k. Based on what you are saying you will qualify for the going market VA Rate. With VA you will either qualify or not. Meaning your interest rate will not be tied to your past credit issues. Current rates are in the mid 4's for VA loans. Contact a local mortgage broker, not a bank, and apply with them. Brokers have a vast network of lenders and they can match you up to the right one based on your particular scenario. WilliamAcres.com

Was the loan 5 years ago a VA loan? if so you may not be able to restore your eligibility untill the debt is paid in full you will have to use FHA or Conventional financing. FHA requires a minium of 3 years after foreclosure, Fannie Mae requires 7 years and Freddie 5 years shorter if there were extenuating circumstances. Also restablish credit of at least 2 credit lines for FHA and 4 for conventional is required. I would be glad to pre-approve your loan. We are a direct lender/bank and do VA loans "in-house" with efficient underwriting in the same building. We can broker loans as well, but there is no benefit. The interest rate right now would be 3.875% (APR 4.081%) with regular (still low) closing costs. With a litttle higher rate, you could have zero closing costs. I have very clear loan comparisons to help you make an informed decision.
