Basically, you would start and find out what you can afford to purchase. Work down from there. Then we can find you a Realtor. Go into battle knowing what you are armed with. You must have 50% or less on your Debt To Income ratios to qualify. Financing up to 100% on VA (Vet) or USDA. FHA requires 3.5% down and can be a gift from family. Rates are low, but uncertainty is brewing around the World. I lend in all 50 States. I have low rates and fees. Get a couple quotes and call it a day.

Joshua, There are many programs for first time buyers in Tennessee. You need to take into considration your credit score, size of your family, downpayment, location of property(rural location) and income level. Based on your income, there are down payment assistance programs and 100% financing available. I operate only in the state of Tennessee, from Memphis to Knoxville and everywhere inbetween. Hey Josh, the other 2 people that answered your question prior to me are right in what you're going to require. The good news is you have options, but too many variables for a simple answer. Hi Joshua. I am able to facilitate first time home buyer loans in your area. Depending upon whether you have downpayment money or not may dictate the financing you would need. There are loans that require no downpayment, such as VA (If you are a veteran) and USDA for specific governement designated areas. FHA requires 3 1/2 % down payment, but that can be a gift or come from a down payment assistance program in your area.
