What's the best kind of loan in your opinion? I have 25%down on a $400,000 home but dont know what loan to pick or what has the best rate?

There is a big difference between the best rate and the mortgage to fit your needs. For secure lower rates, I would suggest a 10 or 15 year fixed. However, these terms might not fit into your financial plan. I would suggest you speak with a highly qualified mortgage planner who could provide you with several options and not just the mortgage that best suits the companies profit margin. The Best Loan?This could be described as many different things. One with very low closing costs, one with the lowest rates.The first thing that you need to decide is how long do you plan on living in this property for? Are you a risk taker? The reason that I ask these questions are:If you plan on being in the house a long time you should consider a 30 year fixed rate. If you plan to be in the house a short time you may want to take out a loan with no to low closing costs. You may also wish to take out a short term/ hybrid ARM. Why pay a 30 year fixed rate if you only plan to be in the house for 5 to 7 years?

I will suggest a 30yr fixed conventional. I am assuming you would like a low monthly payment and you also plan on staying in the home for longer that 7 years. If this is not the case I will suggest you to lower your down payment to 5% and look in to a 5 or 7 year adjustable rate mortgage.
