Do you believe this or have you already been declined? If you have been declined and they said it was due to your DTI, who was it. I have had several clients who have gone to Bank of America, Chase, and others who they declined. I was able to qualify many of these clients with a higher DTI, in some cases we have qualified people with DTI as high as 57%. Please remember, EVERYONE is different. I would like to see if can assist you, please contact me directly at chrisc@envoymtg.com or you can call me directly at 281-846-LOAN.I wish you the best of luck. Feb 10th 2010

It is very possible. I have closed some loans recently with a very similar scenerio from the one that you explained above. We will just need to add in your mom's credit, income and debt including any mortgage(s) that she currently has with your same info. You will need to submit your info as the borrower and your mother's info on the application as a co-borrower.Please double click on this link to submit a secure online mortgage application: http://www.bncnationalbank.com/scottsdale/besquivelYou can reach me at 602-688-1339 or by email, besquivel@bncnationalbank.comI look forward to helping you get your home loan approved. That is the best use of a family member to co-sign for you, a debt ratio that's too high. Go for it. And you will be eligible for the entire $8,000 if the selling price of the house you are buying is high enough. The interest rate you will get isn't any higher either because of needing a co-signer. If you are buying in Florida please contact me at charlie@strategix.us. If not best of luck. You should be a homeowner soon. Feb 11th 2010

Without seeing the actual numbers, it is rather difficult to make the call. However, I recently closed a deal with a high debt ratio. However, I always encourage my clients to keep their loan affordable. If you would like for me to go over the numbers with you, I would be happy to assist. Mel Smith--845-290-3319 Feb 11th 2010

Have you been denied a loan recently by a bank such as Chase ,Wells Fargo or Bank Of America or had you apply for a F.H.A loan ?? Also using your mother as a co-signor and applying for the first time home buyer credit can all be done together ... I have had the same exact circumstances and funded the loans in the past 6 months. If you are living in California give me a call I would be happy to assist you Jeffrey Young # 310-984-0496.
