A House, A Horse and 100% Financing

How great would it be to be able to purchase a home with 100% financing while at the same time adopt a Wild Horse (ie Mustang) or Burro? Now you can.

Under the USDA Guaranteed Rural Housing Loan Program qualified individuals are able to obtain 100% financing for Primary 1 Unit Single Family Dwellings, Warrantable Condos, PUD's, and Townhomes. Max loan amount under the program is currently $417,000. Other benefits of the Rural Housing Loan Program are

  • No Minimum Contribution from the borrower's own funds is required, and
  • Up to 6% seller contribution is allowed.
  • There is neither a cash reserve requirement and
  • No Private Mortgage Insurance required and the upfront USDA Guarantee Fee of 2% can be financed into the loan amount for Purchase transactions and .5% for R/T Refinances.

The home must be located in a rural area as defined by the USDA with a population of 10,000 or less and if allowable in towns and cities with residences between 10,000 and 25,000. Property type and approval will be determined by the USDA. There are maximum income limits and minimum credit guideline which can be reviewed by visiting the USDA website. And under a program offered by Bureau of Land Management one may adopt:

Up to 4 wild horses or burros in a 12 month period

If the property and facilities meet minimum guidelines. For a minimum fee of $125.00 for a single horse or $250 with a horse and foal. Then after training, if you so choose, you may compete in the Extreme Mustang Makeover. To learn more about the adoption process you may visit the Bureau of Land Management website and for training information you may either visit the Mustang Heritage Website or the Extreme Mustang Makeover.
