Alaska Mortgage Information

alaska mortgage ratesIn short, learn as much as you can about mortgages before you decide to take out a home loan or refinance your current debt.  The best way to learn is to connect with the professionals who work with these financial products every day.

Contact at least three or four lenders and ask about rates and terms available.  Discuss your financial needs with your lender.  Make sure your lender can meet your needs, or you’ll simply waste time and won’t save as much money as you otherwise could.  This advice applies whether you’re getting a loan for a home purchase or a mortgage loan refinance.

Alaska Mortgage Rates

Mortgage rates in Alaska can change unexpectedly, without warning.  Most lenders will allow you to lock in a rate for thirty or more days, but before you lock, research market trends and try to predict whether mortgage rates are going to increase or decrease in the future.  Our rate table, located at the bottom of this page, can help you keep tabs on this information.

Alaska Refinance Rates

The lowest mortgage refinance rates in Alaska are often offered by smaller, independent mortgage brokers who can get good deals on the loans they service.  The best way to find out what  rates are available is to contact at least four or five of these brokers and smaller lenders and ask for quotes.  Once you’ve done this, you’ll have a set of information you can analyze to help with your decisions making.

If you skip this step and don’t compare Alaska refinance rates, you won’t know whether the rate you’re getting on your loan is better or worse than the rates offered by other lenders.  Comparison is highly important when taking out a loan.  Contact several lenders by filling out the form at the top of this page.

Alaska Mortgage Refinance

Why refinance in Alaska?  Home values are often higher in Alaska than in many other states, which makes it easier for Alaskan natives to refinance their homes due to higher equity levels.  But why refinance?  The simple answer to this question is, it will save you money.

If your current mortgage rate is high, somewhere around 7%, lket’s say, and you’re able to replace this loan with a new loan at 5%, you could save tens of thousands of dollars over the next few years.  The amount you’ll save will depend on your loan amount and the difference between your old rate and your new rate.

With a lower rate, your monthly payment amount will decrease.  This will allow you to save money each month or pay your loan off faster, reducing your total interest expense over the life of your mortgage.  Either way, a refinance is highly beneficial.

One of the most financially viable refinance opportunities available is the no cost refi.  With this loan,  you can switch to a new refinance mortgage at a low rate without paying all the closing costs and fees typically required by a refinance.

Another option many homeowners find useful is the 5/1 ARM refinance.  This refinance opportunity allows borrowers who face rising interest rates on their adjustable rate mortgages to switch to fixed rate loans with low interest rates instead.  If you’re in this position, an ARM refinance may save you thousands of dollars in the near future.

Mortgage Loan Types in Alaska

There are many mortgage loan types available in the state of Alaska.  You can choose from any of them, if you qualify, and your choice will be entirely dependent on your personal needs and the stipulations your lender puts in place.

The most common and advantageous mortgage type available to borrowers is the conventional 30 year fixed rate mortgage.  With this loan, your mortgage rate never increases.  You can make long term financial plans around your mortgage payment.  These loans are often thought to be the best refinance mortgage loans available to borrowers due to their low rates and beneficial terms.

The adjustable rate mortgage loan is also popular, though it has the major drawback of an adjustable rate.  After the initial low rate introductory period, the interest rate charged will begin to adjust depending on overall market fluctuations.  This will likely cause your rate to increase.

If neither of these loan options works for you, consider a jumbo loan, an interest only loan, a balloon mortgage, a reverse mortgage, or some other type of loan.  There is a mortgage designed to fit any needs you may have.  If you qualify, you can take out an FHA loan or a VA loan.  These are government backed mortgage available to low income borrowers and veterans, respectively.
