Washington VA Loan

Washington VA Loans

If you’re a veteran of the US Armed Services who lives in the state of Washington, you’re likely eligible to receive a Washington VA loan to finance your home purchase or refinance.  Most veterans are eligible.  The service requirements are not extensive.  All VA loans are backed by the Department of Veteran Affairs (VA).

What is the VA Loan?

The VA loan program was developed with the simple goal of helping veterans become homeowners.  Homeownership is known to provide greater family stability and wealth building opportunities, and the US government wants to help veterans obtain these benefits as swiftly and securely as possible.

The VA does not provide any loans, however.  The same lenders who provide traditional mortgage loans also offer specialized loans to veterans.  These loans, which are guaranteed by the VA, come with highly favorable terms and, often, lower mortgage rates.  Continue reading for additional information about the advantages of VA loans.

VA Loan Benefits in Washington

When you take out a VA loan, you’re taking out one of the best loan types available.  The benefits of these loans are well known throughout the mortgage industry, and many lenders prefer to work with veterans due to the added security of the VA program.  Some of the major advantages are listed here.

  • You don’t have to make a down payment.  You can if you want, but it’s often optional.
  • You don’t need to have a high credit score or a high income.  You don’t need to prove substantial cash reserves.
  • You can select from many different loan term lengths and payment arrangements.
  • No PMI necessary.  This is unheard of for other zero down loans.
  • No early repayment penalties.  If you can pay your loan off swiftly, you’ll save money on interest.  VA loans allow you to do this.

VA Loan Requirements and Eligibility

A key component of the VA loan program is the eligibility factor.  Only veterans are eligible, and even some veterans don’t qualify.  Most do, however.  In order to be considered eligible, you must meet the following requirements.

  • You must be an American citizen who has served with a branch of the US armed Services.
  • You must not have been discharged dishonorably at any point during your term of service.
  • You must have served on active duty for at least 90 days, continuously.

If you can meet these requirements, you’re likely ready for a VA loan.  You’ll need to obtain a certificate of eligibility from the VA office.  Contact a VA loan specialist to help you with this and to find out what other requirements, if any, you’ll need to meet before your loan can be funded.

VA Refinance

Maybe you’re not in the market for a home purchase.  Maybe you already own a home.  In this case, consider taking on a better mortgage through a Washington VA streamline refinance.  The VA refinance program allows any homeowner who is a qualified veteran to replace his or her current debt with a refinance loan.

A refinance can save you a lot of money if you can land a low mortgage rate.  This isn’t hard to do.  Just research several local lenders in your area and compare what they have to offer.  You could save up to thousands of dollars on your monthly payments and in interest costs over the term of your mortgage with a refinance.

Washington VA Mortgage Rates

The mortgage rate on your loan is essential.  It’s arguably one of the most important aspects of the mortgage.  Take the time to compare rates offered by several lenders in your area before you decide to work with one.  You may miss out on the best deal if you skip this step.  The lowest mortgage rates available aren’t necessarily the ones you’ll see posted on the street corner or in bank windows.  Ask around.  Find the best lender for your loan.
