610 credit score, looking for FHA loan in New Hampshire

If a credit score was the only thing necessary for qualifying, then yes. a 610-MID score is within the acceptable range for some lenders.. The reality is that with a low score like that, there are probably other issues that might not allow you to qualify.. but without looking at the complete loan profile, it's impossible to say for sure.. so the best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. You might want to consider a conventional loan as well as the scores can be a little lower with my bank - but the other gentleman was right, you need to look at the whole scenario in order to determine the best solution. I would call a local mortgage banker or broker, the mortgage companies usually have lenders that will finance lower credit scores.
