80/10/10 Jumbo in CA with BK 4.5 years ago.

Jumbo Loan Purchase Options in CALooking for loan options on purchasing in CA (primary residence)Scores (per mortgage pull)equ - 700trans - 709exp - 714BK Discharged 10/2009. Chapter 7 (4.5 years)DTI & Income not a problem at all. ($31K a month income with $4,000 a month on debt including current mortgage)Looking to see what loan options are available. Would prefer 15% or less down payment if possible. Looking for houses between $650-900K.Is this possible, or does the BK (chap 7) being less then 5 years kill us on a jumbo??? 1st questioni is Do you qualify for a VA mortgage?Millitary service, National Guard or reserves? This would be the best option.harry newell

Hi Steve, Unfortunately, you may between programs for the jumbo products of many lenders. I have a product that allows BK with 4 years of seasoning and I have a product that requires only 10% down with a 680 credit score, but they are not the same product. However, if you are in a high cost area, which much of CA is, you may be able to get an FHA or high balance conforming loan up to $625,500. With 15% down, this is a $735,000 purchase price. Just closed one with a BK 3.5 years old in CA on a $1,100,000 Purchase so yes to 4.5 you get better rates at 5 years BK on a jumbo but even under you can get a rate around 4.875 so not bad. loans up to $4,000,000 20% down unless you want to do a profit sharing loan I can do 10% down with that. On a side note if you keep the loan at $625,000 I can do 10% down no MI and all kinds of things but if you want a true jumbo loan over $625,000 in LA, Orange County not sure what county you are looking at buying in but I have a ton of ways to work it.
