Depending upon the state in which you reside. Maine has a few different programs which can aid a first time buyer in getting into a home with down payment assistance. Go to http://www.mainehousing.org/programs-services/homebuyer/homebuyerdetail/firsthome to read about one of the programs. All the very best, Scott.

Yes.. most states do have DPA programs, but it's best to contact someone local.. either a local real estate agent or a local mortgage broker (not the bank).. I say a broker, because you have a big advantage brokers over a bank.. they are familiar with local customs and they work with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J. Most states offer a down payment assistance program. I suggest contacting a local lender/mortgage broker to see if they can assist you with qualifying and to inquire about a state DPA program in your area. Best of luck!!

There is the USDA program, if your area is eligible. Also Scott and William have some good suggestions.

Income just means how much house you can safely afford. Generally you can afford (buy) a house priced about 3 to 3 1/2 times your yearly income
