Of all the different loan programs out there, the VA construction loan is one of the most difficult to find.. So I will caution you on anyone saying they can do them.. I'm not saying they don't exist.. it's just going to be very difficult to find. RPM, a division of LendUS is the 17th largest retail lender in the country, and we do not do VA construction loans. That being said, This is in reference to you buying a lot and having a custom home built.. If you found a new home builder doing tract style homes, then typically, you put a deposit down, and then once the home is built, you apply for a loan then.. this isn't really a construction loan. you're just buying a new home that's already built.. and VA financing will be readily available to you.. I'm a preferred Lender with California and Arizona being my primary markets. I'm a Mortgage lender in Texas and I'm able to assist with VA loans for a new home but as the previous reply mentioned it would have to be builder financed which means the builder pays for the construction after we get you pre-approved. Once the pre approval is completed and the builder is confident there won't be any issues they'll proceed with starting construction. Once the home is close to being finished the appraisal will get ordered and the final approval process will begin so that you can close on the loan and move in as soon as the build is completed. This is usually the standard process in Texas but it could depend on the builder. I'd love the opportunity to assist you further and answer any other question or concerns you may have.
