Possibly! We would need to run your full debt to income ratio to make sure you qualify. There are plenty of different programs available that we can check into once we see exactly where your debt to income ratio stands.

More info needed.. First, if you are looking at a duplex.. meaning a 2 unit building, and you are buying both units.. then this is considered multi housing.. if you live in one of the units, then you can use FHA with 3.5% down.. If you do not intend to live in one.. then no.. you will need a minimum of 20% down.. As far as your income, credit score and down payment.. it's possible that would work, but lenders look at your debt to income ratios.. you only provided your income.. without knowing your debt, it's impossible to advise you.. This I will say for sure.. give me 10 minutes of your time, and you will know for sure if you can qualify.. I'm available anytime.. I'm a preferred Lender with California and Arizona being my primary markets. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com NMLS# 226347 / RPM Mortgage NMLS 1541014 / AZMB0121893

Maybe... Generally you can buy a home around 4 times your yearly income, so that would be too high. But, with a duplex, you can use the rental income from the other side as additional qualifying income. Your down payment is just enough to go FHA... So contact a local mortgage broker in your area, give them a full application, and get you an answer. For situation like this in MN, WI, or SD, visit me at www.MortgagesUnlimited.biz
