If lenders only requirement was a credit score, then yes.. but in reality, much more info would be needed to properly answer your question.. What's your income? What's your debt? How much are you putting down? What's the property type? Single family home? condo? Manufactured home? Each one of these property types will have a different interest rate.. Also, Why is your score so low? BK? Foreclosure? Short Sale? Unpaid taxes or unpaid student loans? Judgments? You could have a 750 credit score and yet if you have one of these credit deficiencies, you still might be denied.. If your serious and you really want to know if you can get approved, then you should contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. Its difficult to say what can be approved as the lender needs to see more information about credit and income. Is the 610 your middle score? Are you looking to refinance or purchase? Contact your local lender.
