can I get a mortgage i day after foreclosure

Yes and No... When it comes to conforming loan programs (FHA, VA, USDA, Conventional), the answer is no... But there might be a hard money lender out there willing to finance you, but expect the terms to be very unfriendly.. much higher interest rates, much higher fees, and larger down payment requirements.. But you need to understand a few things here.. For one, once the foreclosure hits your credit report, you score will drop significantly.. 2nd, the conforming loan programs mandatory waiting periods for major derogatory events range from 1 to 7 years depending on the loan product your applying for and the loan amount, so its unlikely you can do anything with them for several years.. Hard money or portfolio loans might be your only choice.. Rates close to the double digits, 2 to 4 points, and 30% to 40% down payment requirements.. Not any sort of traditional loan (Fannie Mae, Freddie Mac, FHA, VA).

Yes there are programs you can get a loan with 20% down on that credit score. There are brokers that can find an investor who will allow those terms at a decent interest-rate. good luck!
