Can I purchase an investment duplex with 10% down and a credit score of 835?

Yes, but only if you intend on living in one of the units.. if you're not going to live in it, you have to put 20% down, but 25% or more would be ideal.. You are able to purchase a duplex with as little as 3.5% down payment. This would require you to be an owner occupant on an FHA loan. Yes... But it is very hard to find investment loans with just 10% down. Your standard (Fannie Mae and Freddie Mac ) loans don't offer it. Almost all lenders will require at least 20% down payment to buy an investment property. www.TwinCityHomeLoans.com

If you are not going to occupy one of the units, then the answer is no. Most lenders are going to require at least 15-20% down on any investment type of property.
