There is not one as far as I know. The appraisers are the experts. I do know the major things you have to worry about are GFCI outlets near water sources, pealing paint indoors and outdoors. Also any safety concerns like railings etc. Barclay Butler, Barclay Butler Financial Inc. 224-420-9990. www.barclaybutlerfinancial.com

FHA inspections are done by the FHA approved appraiser. As far as a check list.. Here's the link.. http://portal.hud.gov/hudportal/documents/huddoc?id=52580.pdf Understand that this is the checklist an appraiser will use when doing his inspection, but it does not outline what he's actually looking for.. For that, you need to look at FHA's appraisal guidelines, and that document is like reading a novel in a different language. But there's an easier way.. Understand that FHA appraisal inspections are not the same as a home inspection. The appraiser will only notate the obvious. He's not going to climb into attics or crawl spaces, nor will he walk on the roof.. He's not going to connect gauges to your AC unit, but he will check to see if it works.. Typically, the FHA inspection will be looking for property deficiencies that have to do with safety or health concerns, or the "habitability" of the property... Broken windows, exposed wires, trip hazards, visible mold, water spots on the ceiling, chipping / pealing paint, non functioning AC/Heat or hot water, etc.. If you have a home inspection done, they will find all the issues an FHA appraiser would most likely find plus more, since a home inspector will dig deep into the home to find all the problems.. not what's just visible.
