Can you buy a home with a USDA or FHA loan that already has a swimming pool

Sure, there is not a guideline that would prevent buying a home with an existing pool. Though it must be full and functional. I assume you are referring to a built in pool vs. an above ground pool.

If you are talking about an "In Ground" pool, then yes.. For FHA, no problem at all.. but for USDA, the appraiser will not give any value to the pool when determining the properties overall value.. so be sure your realtor is aware of that before you submit an offer.. You wont know what the actual appraised amount will be util the inspection has been done. I'm a preferred Lender with Arizona and California being my primary markets. FHA is not a problem. USDA on the other hand is a 'means tested' program, therefore luxury items are big no no. They figure if you want luxury, you don't need a zero down payment program. Not saying you can't buy with USDA, but the value of the pool can cause appraisal issues. USDA says the program is used to obtain modest, decent, safe, and sanitary dwelling only.
