Both social security and pensions are acceptable qualifying income for home loans. So that isn't an issue. Of course there is a lot more to getting a home loan than just that. Lending rules do not require you have a job.. but you are required to have income.. and the income must be "Likely" to continue for the next 3 or more years.. if you are at retirement age, and your SSD is switched to SSI, then not a problem... that income can be considered.. If you are not at retirement age, and you are on SSD and pension, then we would need proof that your disability is likely to continue for 3 or more years.. a note from your doctor would suffice, however, most doctors wont write that letter, so it could be a challenge, but certainly not impossible.. You might qualify for a home from 3% down to 20% down even if your income is only, or primarily social security. When it is the only income or along with other limited income, it is possible to have your income increased by 15% for qualification purposes (more close matching with the gross income used for w-2 employees).
