Because I am not licensed in Delaware, I am not familiar with specific Down Payment Assistance (DPA) programs available in your area, but I am sure there are some. The fact that you have no debt is a big plus. Reach out to a local Mortgage Broker or Mortgage Banker for assistance. I'd steer clear of traditional banks as most of them are cookie cutter put the square peg in the square hole kind of lenders. With no debt and a need for DPA, you will want a lender that works to help a borrower fit into that square hole. ~ Bert Carpenter, The LoansA2z Team of NEXA Mortgage ~ NMLS 40586 ~ Licensed in AZ, CA, GA, IL, OR & WA... In fact, NEXA is licensed in all states except MA and NY and we are pending approval in VA, so give us a call. ~ www.ApplyYes.com 480-889-9000.

Social security income is acceptable income for getting a home loan. Your credit score is a bit on the weak side, but is OK enough in most cases. I simply suggest reaching out to a local mortgage broker in your area to get started. I lend in MN WI IA ND SD. Find me at JoeMetzler.com - Cambria Mortgage NMLS 274132
