how can I get a refinance with a 4yr charge off

Hello,I'd be more than happy to assist. Is the chargeoff a foreclosure on another property? If you're 4 years from discharge you could refinance with either FHA or conventional financing.

More info needed, but in general, a charge in itself would not prevent you from refinancing.. However, you still need to meet all other minimum eligibility requirements to qualify.. Try reaching out to a local mortgage pro and let them look at your complete loan profile.. Once they see the complete details, they can advise you. Not enough information, but a charge off in and of itself does not prevent you from refinancing a mortgage loan.
