Bill, you should be able to utilize conventional conforming financing up to 95% (potentially 97%) as well as 96.50% for FHA financing. In order to qualify for maximum financing, you will need to be occupying this property as your primary residence. Please feel free to call me directly to discuss in greater detail. Good Luck!

I agree with the other's who have responded. First, will you be occupying the property as your primary residence? Do you happen to have VA benefits? If so, we can go up to 100% of the value. If you are not going to occupy the property, we can possibly use some of the equity from your primary residence and refinance this property as a 2nd home or investment property. Please feel free to call or email me to discuss further. cgee@perennialfunding.com 610-233-0098

As long as you personally qualify you can go as high as 97.75 on a rate and term refinance if you own the property. If you are looking to get cashout on a property to payoff another the max you can get is 85%

If you have no intentions of staying in the property, then you just sell it.. if that's not the case you intend on living there, then you can do a rate and term refinance so long as you are listed on the deed.. you will need to meet all eligibility requirements, but you're currently at about 95% loan to value, so not a problem with most loan products... I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J.
