Try a local bank or a hard money lender is going to be your best bet.

Being a commercial loan the equity position is not the primary decision. It will be based on income the business generates and if it is owner user you will need strong financials. Feel free to contact me and I can discuss your options whether traditional commercial financing would be available or private money. I also have access to stated income commercial loans....regards. Regardless of what the property appraised for, the lender will lend based on the LESSER, appraised value or purchase price. So for your scenario, it's 2.9M and most lenders are going to require a 30% down payment or more..
