How do I take my ex-wife off of the mortgage loan? I want to refinance only into my name

By doing just that.. You refinance, and qualify on your own. If she's currently on the loan then she is also on the title, so when your refinance, she will have to sign removing herself from the deed to the home.. once you close on your loan, if you wish to, you can add her back on the deed, but the loan must close only in the name of those who applied and were on the application. Sounds like you are already thinking in the right direction. The only way to remove a co-borrower from a loan is to refinance. This will remove the person name from the loan and the title of the home/property. You can refinance into the same loan term/type and even look into different loan options. A title company can help you remove a person off title at closing of your new loan, but in your case your ex-wife will have to agree to sign some paperwork. I am a local mortgage banker licensed in KS and MO. You can contact me directly at 816-739-6279.

As the previous posts said to get her of the mortgage you will need to refinance. Rates are low right now so that may be a good thing. Depending on what is in the divorce decree your ex may have to sign off getting off the deed. You would need to refinance your current loan with just yourself and then hold title with just yourself or at least have her removed from title. I don't believe you have to get her to sign any documentation as long as both of you are no longer married.

You have to refinance your current loan with just yourself and take her off title. It 's just that simple.
