How do you remove a co-owner's name from the mortgage if you haven't been able to find them for 16 years?

An ex and I bought a home in 1999, broke up in 2000, and they decided they didn’t want to have anything to do with the house or mortgage. I've been paying for everything since that happened 16 years ago and I can’t find the co- owner to do a quitclaim deed. What can I do? by JennyFitzgerald7 from Boynton Beach, Florida. There will need to be a legal action for you to receive 100% of ownership, so go find a local title company and explain what has happened.. There's an option called a "Quiet Title"... The title company has attorneys that are familiar with real estate deed laws.. and they probably have a "Flat Fee" for representing you in this action.. This will take several months, since you will need to mail certified letters to the ex at their last knows address, as well post multiple "Public Notices" in local news papers in an attempt to find him/her.. Easy process, but takes 6 months or more.. I'm a preferred Lender with Arizona and California being my primary markets. We have had to deal with few situations like this over the years. Need get some more information and could help guide you through. Would need to be done through a refinance and removing co-borrower using our services.
