It can happen, as long as the jobs are relative. There are some variables there, but I am more than happy to assist if you give me a call. A short conversation will tell us quickly what your options are. I look forward to hearing from you. Nathan Kessler City First Mortgage Services. 702-683-3126 NMLS 377217

Yes, you can buy now. How much you can buy depends on the part time income. Thanks,Kelly A FontesGeneva Financial702.400.9241 Phonekfontes@genevafi.comNMLS 335280 NVMLD 920802

It's possible you can purchase now, but typically, if you have 2 jobs, one full time, one part time, the lender wishes to see you have had BOTH for at least 12 months.. and for part time income to be considered, you must have had it for at least 24 months.. The issue you will run into is that most folks who work part time on one job and then get a full time job, find it difficult to continue with both, so they end up leaving the part time job. Typically this in this scenario, your hours for the part time job would be less than you have worked in the past since you also have a full time obligation.. this is another sign the underwriter looks at when determining whether or not to allow for the part time income to be considered. If you make enough in your primary job, and you don't need the part time income to qualify, then you should be ok.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J.
