Your best advice is rather than looking for someone who might do such a low score, it to work on improving the score, then applying.

There are lenders out there who will allow for lower credit scores, but the real question is "Why?".. why is your score so low? BK, foreclosure, Short sale, Judgement's, etc.. you could have a 750 credit score yet with one of these credit deficiencies, you still might be denied.. The complete loan profile would need to be examined to determine if your eligible or not, knowing a credit score is just one piece of a large puzzle. The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. I would try and find a mortgage broker or lender that can help you raise your credit score at least 20 points. You can do what is called a rapid restore to update your credit once you have found what is needed to raise your score. It will save you money in the long run.

We do VA loans down to a 600 credit score. Still need to look at the overall credit picture of course and the normal qualifying factors for a VA loan. I am not licensed in Georgia, but I do have a good referral for a loan officer who is if you don't find someone here.
