I have 3 rental properties in NC that are completely paid off. I need to either get a line of credit or borrow against these properties. Value for all 3 houses are Apx. $200,000 to $250,000 value What are my options, I have credit score in low 600's with bankruptcy in past. by ccemspcreasman540 from Fletcher, North Carolina. Best way to get the right answer is to pick one of us who are licensed in North Carolina and let us review everything thoroughly. I'm located in Raleigh. Plenty of people with a bankruptcy and low 600 scores get loans but there are waiting periods required for the bankruptcy. As far as the score because these are rentals you will likely have to use conventional financing to get cash out and conventional loans require a 620 minimum score. Because we don't offer HELOCS we can't tell you that you will or won't get a HELOC because it is up to the institution offering the loan to make that decision. But from my experience they typically require a score in the high 600 range and will limit the amount you can borrow if it is an investment property. Hope that helps.

Conventional financing will allow you to do a cash out refi, up to 75% of it's value, but we would need more info regarding your credit and the BK in order to advise you properly.. With BK's, you have mandatory waiting periods, so it depends on how far in the past it was, and as far as the credit score, most lenders are going to require a 660 or above to do a cash out on investment.. Also, having bad credit after a BK is a big NO, NO!!! so without reviewing your complete profile, it's near impossible for anyone here to advise you properly.. The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. There's no cost to apply, and once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders..
