There are no "Hidden Fee's".. since the law (RESPA) mandates that all costs associated with a purchase transaction be clearly disclosed on the new "Closing Disclosure" document produced by title companies.. this will outline all the costs associated with your purchase.. You should expect to pay an escrow fee to the title company which is their fee for facilitating the closing, recording fees, tax stamp fees (If Applicable), HOA Transfer fee's, title Insurance (Optional, but strongly advised), etc.. contact a few title companies and give them the address and they should be able to put together a quote for your consideration.. I'm the preferred Lender here in Scottsdale AZ, and Arizona and California is my primary market. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com NMLS# 226347 / RPM Mortgage NMLS 1541014 / AZMB0121893

Nothing should be hidden if you used a lender or not. However, I have seen escrow ro settlement companies add-in $200 of fees in the last minute unrelated to the loan. How they get away with I don't know. This happens rarely. In truth, they are not allowed to do that.
