You question is very vague... All VA loans are assumable WITH QUALIFYING... meaning you have to provide pay stubs, tax returns, bank statements, etc.. You don't have to have VA benefits, but the Veteran who is allowing his loan to be assumed also runs the risk of putting his benefits in jeopardy if the loan is not satisfied or paid on time.. If you are a veteran and you assumed another veterans VA loan, then you can refinance using VA IRRRL, but you would have to use your own benefits.. if you are not a veteran, and you assumed a veterans existing VA loan, then you cannot refinance with VA using IRRRL... you can however refinance using conventional or FHA depending on how much equity you have... I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com

Go for it. Work with a local Mortgage Banker/Broker, rather than one of the big banks or big national mortgage factories. Unlike a bank employee, who is most likely just an order taker, a Mortgage Broker/Banker is Trained, Tested and Licensed in all aspects of Mortgage Origination. We have access to loan products of MANY lenders, not just those of ONE bank, and can properly guide you and get you a better loan than you can get from the big guys. ~ Bert Carpenter, The LoansA2z team of NOVA Home Loans ~ NMLS 40586 ~ Licensed in California and Arizona ~ www.LoansA2z.com 888-889-9950

If you have a VA loan then it can be refinanced because all VA loans are assumable. It many or many not benefit you to refinance the home using the VA loan. There may be other programs that would have a lower rate or lower payment. It will depend on your circumstances. Please feel free to call or email and we can provide you with more detailed information. Thank you for your time.
