More info needed.. but in general, most lending programs require no "30 Day" late payments in the past 3 months, and no more than 1 late payment in the past 12 months.. Obviously, there are other factors involved as to whether or not you would qualify, so feel free to reach out to me.. i'd be happy to look at the complete loan profile and let you know if and when you can qualify.. I'm a preferred Lender with California and Arizona being my primary markets. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com NMLS# 226347 / RPM Mortgage NMLS 1541014 / AZMB0121893

We do not have any overlays as many banks due on our fannie mae and Freddie mac loans...including VA and FHA loans. thus we would consider refinancing your loan based on what the results of my automated underwriting is. You can easily reach me via this profile. I look forward to assisting you.

I would add that I have refinanced borrowers with more than one 30 day late in the past 12 months. It is possible though we look at quite a lot, with credit being about no. 5 in importance.
