If you purchase a home and pay cash, can you at some later time take out a mortgage?

Yes.. so long as you meet all eligibility requirements, then yes.. If you try to refinance inside of 6 months, then the lower of the purchase price or newly appraised value will be used for Loan to Value maximums. after the first 6 months, we only use the newly appraised value. For cash out transactions, you are capped at 80% for conventional, 85% FHA, and 100% VA (must have VA benefits available to you.)
