I'm a first time buyer with 75,000$ for down payment. My question is can I use my income which is 120000$ but my wife's credit 760 to qualify?

My wife is no longer working. She's a homemaker but was making 60000$ 7months ago. by horrocks560 from Coolidge, Georgia. Dec 30th 2020 Reply

They will look at the credit score of the primary borrower, which is you. Your wife's past income will not be used to qualify you for a loan since she is no longer working. You have a sizable down payment. Please contact us at www.bradfordgroupmtg.com where you can complete the full loan application. Once we receive your application, we will contact you to thoroughly review your scenario, to include the amount of home you are seeking to purchase. This will enable you to make a decision on the best approach to take with your mortgage loan. We look forward to hearing from you. We also wish you and yours a safe and Happy New Year. Underwriting will always use the lower middle credit score of the borrowers in determining a loan approval. The fact that your wife is not currently earning is not relevant if you are applying jointly. If she is applying alone, she will need income of her own. You didn't say it, but it sounds like you may be thinking that you don't have a high enough score. I am licensed in Georgia and have a long history of working with folks that do not have great credit, overcoming the issues and then becoming homeowners, or being able to qualify for a great rate on a refinance. If this is your scenario, I'd love to help you figure out what needs to be done so you can take advantage of today's spectacularly low interest rates. If your scenario is different, I still may be able to help you get that new loan, and I'd love to help. Sorry, no. Doesn't work that way. Mortgage companies pull all three credit reports for all applicants, then use the middle score of the lowest person for all interest rate and qualifying decisions. I lend in MN, WI, IA, SD, ND. Find me at FirstTimeHomeBuyer-MN.com - Cambria Mortgage, NMLS 274132
