Inherited Property Home Equity Loan

I've inherited a property from my father property has zero mortgage. I plan on adding my husband to the deed and title of home. We want to get a HELOC will we be able to apply for a loan immediately after receiving title? There are all sorts of rule about all sorts of things, but generally speaking there is a carve out for normal waiting periods for inherited property. Shouldn't be a problem. I lend in MN, WI, and SD. I can be reached at iMortgageJoe.com. NMLS274132

I think so contact a local lender that does HELOC loans to find out 1) if you can add him and do the loan in his name only 2) if he can qualify for the new HELOC ...I would recommend contacting your bank for the heloc ...the fees for this should be zero or very lowMake sure that there are no additional fees incurred for adding him to the title ( some states have fees for this ) ...you might ask this question to the people assisting with the estate settlement

I'll stick to my previous answer, but only add that HELOC lenders do not have a set of "Conforming" guidelines.. meaning, each lender who offers HELOC's will have a separate set of rules.. but in general, HELOC's will require a higher credit rating and will typically be more strict on overall qualifications... my guess is that because he's not the heir, then he'll probably have to wait 6 months..
