is it better to use a lender with a manual underwriter?

for the automatic underwriting i'm afraid i wont go through the system/get approved for the mortgage because i have 2 things on my credit history i need to explain. i did not know there was even two ways until recently my niece became a loan officer. is it as bad as it sounds? by jana.carillo623654 from Hartford, Connecticut. ALL mortgage loans start out being run through an AUS System (Automated Underwriting System). If it gets kicked out of automated, it can potentially be reviewed on a manual basis. Hi Jana!No, a manual underwrite is required if your loan does not get approved through an automated underwriting system. This should not be a problem as long as your loan officer documents and knows the guidelines and overlays required for the loan product of choice. The best way is to meet with your loan officer of choice, provide the requested documentation, and come up with a plan towards your home mortgage. I would be happy to help. Work with a local Mortgage Banker or Broker rather than one of the big banks. Youn neice may not be experienced enough to explain the options and process. Manual underwriting is typically a less desirable alternative to automated approval. Don't let fear/concern keep you from moving forward!
