Is there an alternative to providing a mortgage lender with 2 years of W2 forms?

Hi! I was approved for a loan contingent on providing 2 years of my W2 forms. I just put a contract on a house and unfortunately, I cannot find my W2 forms from 2009. I was in college at the time and I don't think I realized the importance of keeping them. I do have my 2010 forms as well as copies of both years tax returns. I have all of the other paper work, credit scores on file, bank statements, and employment verification. Have any of you run into this in the past, is there an alternate option besides providing those forms. Thanks in advance! by acmanna from Kansas City, Kansas. May 13th 2011 Reply

Why don't you just request it from your previous employer? There are also places you can get them online.

more than likely we wouldn't need them for you, that being said if we did i would take care of the leg work for you. And get you a copy for your records. If you would like a second opinion on the financing portion i would be happy to provide a comprehensive comparison to your current approval. Thanks John

When your lender requests copies of your transcripts they can also request of your W2's.

Ask your lender about a VOE (verification of employment ) form. You may be able to get by on that.

Typically we can request a duplicate copy of your W-2 transcripts directly from the IRS. If you are working with a lender that doesn't realize this then you should find someone more knowledgable. Your lender should not only help you find the best loan for your needs, but also work hard to make the process simple and easy for you. Email me at ssomerville@primelending.com if you want this level of service.

Your lender should be able to request them with transcripts. If they don't, call me and I'll take care of it. I also will guarantee the lowest mortgage payment for your scenario. 866-766-1918

hi:As a junior underwriter for Freddie Mac, findings determine if 2 yrs of w'2s are required are not depending on your loan to value, credit scores, collateral & capacity of the entire loan. Lenders might have an overlay on requiring 2 yrs of w'2s. Some lenders just go by the findings via Fannie and Freddie...Ask them if you can see the findings if they run your loan thru DU or LP. Verification of employment like mentioned above is another alternative for documentation purposes. Be glad to answer any of your questions and actually can your loan in LP or DU while you are on the phone with me to get feedback.
