Contact a local mortgage broker in your area - fill out a complete loan application, and let them zero on on your chances of getting approved. Don't assume.

Based on your previous question along with this one.. it seems you don't quite understand what your actually asking.. if you just sold the home you lived in last month, but now your asking for someone to accept a "12 month rental history" which would conflict with you stating you just sold your home, then what your attempting to do is called loan fraud.. when someone applies for a loan, the lenders do a nationwide search looking for any real estate you currently or previously owned.. On your application you need to list your residence for the past 2 years.. and the lender will require a copy of your BK discharge paperwork. The property search will show you owned a property, and it will be confirmed by your BK paperwork. If you are applying stating your address for the past 12 months was your brothers basement, then that would be a lie if it were not true, and if it is true, then the lender would require a detailed letter of explanation as well as 12 months canceled checks or 12 months bank statements showing an electronic transfer to prove your payment history was on time.. having a letter from your brother would not be acceptable.. Understand that the whole purpose for underwriting a loan is to look for loan fraud.. since underwriters look at hundreds of files month after month, they have see just about every attempt from individuals trying to pull one over on them... so it's best you just be honest with them and find the lender willing to do the loan based on VA guidelines and not something made up..
